Septic tank or cesspit?
A septic tank separates solids from liquid and lets the liquid drain to a soakaway, so only the settled sludge needs removing, usually about once a year. A cesspit is a sealed tank with no outlet: everything that goes in stays in, so it needs emptying far more often, typically every few weeks depending on size and occupancy.
Both must be emptied by a licensed waste carrier and the waste taken to a permitted facility. We do both, and we provide the paperwork.
Buying or selling with a tank?
Have the tank inspected and emptied before you complete so you know its condition. In England, septic tanks that discharge directly to a watercourse should have been replaced or upgraded under the general binding rules, which is often dealt with at the point of sale. We can empty, inspect and advise, and our drainage team can carry out upgrade work.
Responsible disposal
Every load goes to a licensed treatment facility where the water is cleaned and returned to the environment. More than 99% of the wastewater we collect is recycled this way.

How often should my septic tank be emptied?
For most households, about once a year. Larger households, small tanks or heavy use may need more. A cesspit needs emptying far more often, typically every few weeks.
Do I need to be at home?
Not usually, as long as we can reach the tank and the lid is accessible. Tell us where it is when you book.
How close does the tanker need to get?
We carry long lengths of suction hose, so the tanker normally stays on the road or drive while we empty a tank some distance away.
Do you provide a waste transfer note?
Yes. As registered waste carriers we provide documentation for every collection.
